Air Duct & Dryer Vent Cleaning for Apartment Complexes & Multi-Family Properties

Apartment complexes and multi-family properties have two recurring maintenance needs that most residents never think about until something goes wrong: dryer vent cleaning and air duct cleaning. Coastal Air Duct & Dryer Vent Services works directly with property managers and building owners on both services — efficiently, at flat-rate pricing, with documentation for your records.

Florida Fire Code and Dryer Vent Maintenance

Florida’s fire safety standards follow NFPA 211, which governs the inspection and cleaning of venting systems including dryer vents in residential and multi-family buildings. Clogged dryer vents are a documented fire hazard, and that liability falls on property ownership when maintenance has been deferred. Annual dryer vent cleaning is a straightforward way to stay current on that obligation and document that the work was done.

We provide written documentation of completed service for each unit, which you can retain for your property maintenance records or provide to ownership.

How We Work in Multi-Unit Buildings

We schedule building-wide cleaning in a single visit or across a coordinated series of visits, depending on unit count and building layout. We clean the full vent line on every unit – from the dryer connection to the exterior termination – and test airflow before and after.

Exterior Access – Minimal Tenant Disruption

Boris works from the outside. He accesses each dryer vent termination on the exterior wall or roofline and clears the full vent line from that end. The only interior requirement is for someone to briefly run the dryer during cleaning to confirm airflow – typically a few minutes per unit. No extended interior access is needed, and tenants do not need to be home for the majority of the work.

For occupied multi-unit buildings, this significantly reduces the coordination burden. Most buildings can be serviced with a simple advance notice to tenants rather than full unit-by-unit access scheduling.

Roof-terminated dryer vents are common in multi-story buildings and are something many services decline to service. We handle them as standard.

Air Duct Cleaning for Multi-Family Properties

Dryer vent cleaning handles fire safety compliance, but air duct cleaning serves a different purpose in multi-family buildings — delivering a measurably cleaner unit at turnover and addressing the dust and debris that accumulates in ductwork from renovation work, heavy occupancy, or years without service.

Tenant turnover is the most common trigger. Cleaning the ducts between occupants removes the previous tenant’s dust, pet dander, and contaminants before the next tenant moves in. It’s a straightforward upgrade to your turnover process that incoming tenants notice — and that reduces complaints about air quality and HVAC performance.

Renovation work is the other major trigger. Drywall, sanding, and flooring work pushes fine dust deep into duct systems. That debris recirculates through the unit until the ducts are cleaned. Scheduling air duct cleaning after a unit renovation is a standard step that prevents those materials from becoming a persistent air quality issue.

We use a negative-air vacuum collection method — debris is captured, not recirculated. No invasive cutting, no disassembly, and no damage to existing ductwork.

Pricing and Priority Scheduling

Pricing is based on unit count and building configuration – every building is different, and we quote each job before any work begins. For buildings with multiple units, volume pricing is available, and partner accounts receive priority scheduling so your maintenance calendar is not at the mercy of general availability.

What you are quoted is what you pay. No add-ons, no surprises on the invoice.
