Property managers need vendors who are reliable, communicate clearly, and don’t cause problems. That’s the standard we hold ourselves to. Coastal Air Duct & Dryer Vent Services is owner-operated, fully insured, and flat-rate priced — what you’re quoted is what you pay, no exceptions and no add-ons at the end of a job.
We work with property managers in Flagler County on two core services: dryer vent cleaning and air duct cleaning. Both are straightforward. Both are completed by Boris personally on every job.
Dryer Vent Cleaning: A Legitimate Safety Issue
Lint buildup is a leading cause of residential dryer fires. The U.S. Fire Administration consistently identifies clogged dryer vents as a significant fire hazard in residential properties, and that liability extends to property owners when vents haven’t been maintained. Annual dryer vent cleaning is a reasonable standard for any rental property — it’s a straightforward, low-cost service that directly reduces a known risk.
We clean the full vent line from the dryer to the exterior termination, including roof-terminated vents, which many services won’t touch. We test airflow before and after the cleaning so there’s a documented, measurable result. Documentation of completed service is available for your records or for the property owner’s files.
Air Duct Cleaning Between Tenants and After Renovation
Tenant turnover and renovation work are the two most common reasons property managers schedule air duct cleaning. Turnover creates an opportunity to deliver a noticeably cleaner property to incoming tenants. Renovation work — drywall, sanding, flooring — pushes dust and debris into duct systems that then recirculate through the home. Cleaning the ducts after a renovation resolves that before the next tenant moves in.
We use a negative-air vacuum collection method that captures debris rather than recirculating it. There’s no invasive cutting, no disassembly, and no damage to existing ductwork.
